Booking and Payment

The listed tariff is based on a maximum of 5 adults and a supplement of £25 per person will be charged for short breaks and £40 per person for 7 night bookings for each additional adult to a maximum of 7adults .

We do not accept non family single sex groups of 4 or more (phone for clarification).
A non refundable deposit of 20% per booking is required.  

A letter of confirmation and final invoice will then be sent to you on receipt of your deposit.  

The balance of the payment is required 6 weeks prior to the start of your stay.

Failure to pay the balance by the due date may result in the property being re-let.

Bookings made less than 6 weeks in advance to be paid for in full at the time of booking.
We recommend you arrange your own cancellation insurance with a reputable insurance broker.

Cheques should be made payable to 'K & MJ Hodkinson' and sent to Sunnycroft, Sea Lane, Sandilands, Sutton-on-sea, Lincs LN12 2RA
Sorry we are unable to accept payment by credit or debit cards.

Arrival
Check-in is from 3pm (or by arrangement).

We provide a meet and greet service to help you settle in and show you how all the appliances work and of course answer any questions you may have.

Departure
Check out by 11.00am (or by arrangement).

During the Stay
Your party must not exceed the capacity of the property and any change to party size from that booked must be notified immediately for insurance and health and safety reasons.

For security and insurance reasons only registered guests are allowed on the premises without prior consent.

Smoking in the property is not permitted.

We welcome well behaved children. Please note we do not supply any items of equipment required for infants and is the responsibility of the hirer to provide.

Unfortunately we cannot accept pets.

Although there is ample parking if you bring more than one car please be considerate to other residents.

All equipment, utensils etc should be left in a clean condition at the end of the stay and the accommodation left in the same state of order and cleanliness as it was found.  Any shortcomings, damage or missing items should be reported on arrival.  Should any damage or breakage occur during your stay, you will be held responsible and may be charged for the replacement.

The use of the accommodation is entirely at the hirer's risk, and no responsibility can be accepted for injury, or for the loss or damage to the hirer's belongings. No responsibility can be accepted for loss or damage to any car or its contents.

Unsociable behavior and offensive language will not be tolerated.

We reserve the right to terminate occupancy of the property without notice or refund in the case of a breach of any of these conditions
