Access Statement for Sunnycroft Bed & Breakfast

We aim to cater for the needs of all visitors in our home based 3 bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us on 07890 892 816 and we will endeavor to help.

Pre-Arrival
• There is a bus stop located 200 metres from our front gates on the main road (A52) providing a frequent bus service to and from both Skegness and Mablethorpe
• The Skegness train station is 30 minutes away by car
• There is a local taxi service that has accessible taxis if required; we would be happy to make a booking for you

Arrival & Car Parking Facilities
• On Arrival by car- park in the Copse this is a Cul De Sac to the side of the Sunnycroft with only 5 properties please park on our side of the road, on either side of our drive but not beyond our boundary. There is a path through from our drive, the surface is gravel, level and flat, however there is a 7.5cm step up to a patio area with table and chairs. Continue along the path to our main entrance. There is a 30mm step into the porch and a150mm step into the house via the front door.

Arrival on foot
• On arrival by foot you will find our main entrance on Sea Lane. There is quite a steep slope from the road to our garden gate (3metres from road to gate). The concrete path from the garden gate to our porch is flat (7metres from gate to porch). There is a 3cm step into the porch and a 150mm step into the house via the front door.

•We can assist guests with luggage
•In the village of Sandilands we have a General store, Golf Course & Club House open to non-residents for food and drinks just 5 minutes walk from Sunnycroft and the ‘Grange and Links’ hotel opposite which is open to non-residents for food and drinks also.

Main Entrance & Reception
•The front door has one step 15cm high.
On arrival).
•The front door is always locked but we do have a door bell fixed to the door frame on the right hand side at a height of 1.5metres
•The door is 92cm wide
•On entry into our home there is a vestibule 1.5 by 1.8 metres with door 71cm wide to cloakroom and door 81cm wide to guest sitting room.
•There is carpet flooring throughout the ground floor with the exception of the cloak room which is tiled.

Public Areas - General (Internal)
•The breakfast room is on the ground floor
•Rooms have a good colour contrast and are well lit
Sitting room, stairs and landing have night lights which are left on throughout the night
•The covering on stairs, landing and bedrooms is short pile carpet. The bedroom en-suite facilities have non slip vinyl floor covering
•There are 3 steps to a landing followed by a further 9 steps to second landing followed by 2 steps onto main landing leading to the three bedrooms
•The stairs are 19cm high, 25cm deep and 84cm wide

Public Areas - WC
•Bedrooms are en suite with public WC available in the vestibule

Dining Room
•Breakfast is served in the breakfast room on the ground floor. There are no steps
•Furniture is flexible and can be moved on request
•Tables all have under space of 73cm high
Table one is a half round window table 97cm wide with single pedestal leg and will seat 2 people
Table two is round with 4 legs and will seat 4 people
Table three is oval with two pedestal legs and will seat up to 6 people. There are chairs with and without arms which can be moved to accommodate
•Menus are supplied and can be provided in large print by prior arrangement
•We do play background music in the dining room area during breakfast.

Bedrooms
•All three bedrooms are on the first floor and are central heated with additional heating or cooling if required. Rooms are equipped with LCD flat screen digital free view TV with remote control, teletext, free-view channels, DVD/CD player with a small selection of films, Radio alarm clock, Hair dryer, Kettle and Welcome tray. All rooms have fully lined curtains and fitted carpet.
Free Wi-Fi internet access is also available throughout the house.

• Bedroom One measures 213 square feet (19.8 Sq Metres) including en-suite shower room facilities

Has a door width 76cm opening inward
The bedroom includes a King size quality divan bed 60cm high, Head board with dimmable bedside lights over, Built in dressing table with wicker chair, 2 built in storage cupboards with ample hanging and draw space, and two bedside tables. There are lined curtains and a black out blind and short pile fitted carpet.
The room also includes a two seater Sofa
Good contrast in décor

• The en-suite shower room consists of a 100cm x 100cm shower cubicle with an overhead power shower, wash basin mirror, extractor fan, an electric shaver socket over, low level flush toilet and heated towel rail. The door width is 76cm opening inwards
•Non slip vinyl on the floor.

Bedroom Two measures 184 square feet (17.1 sq metres)
Including en-suite shower room facilities

The bedroom has a King size bed 60cm high, Head board with dimmable bedside lights over, two bedside shelves and dressing table with stool.
Double Wardrobe with draws under, 2 seater wicker sofa and chair, lined curtains and short pile fitted carpet

• The en-suite shower room consists of a 90cm x 90cm shower cubicle with an overhead power shower, wash basin mirror, extractor fan, an electric shaver socket over, low level flush toilet and heated towel rail. The door width is 68cm opening inwards
•Non slip vinyl on the floor.

Bedroom Three measures 152 square feet (14.1 sq metres)
Including en-suite shower room facilities

The bedroom has 2 full sized twin beds (92cm x 60cm high) with at least 125cm routes within the bedroom e.g. to the side of beds allowing for left or right transfer of the beds in any combination

The en-suite has a shower cubical with electric shower, toilet, and wash basin with mirror, an electric shaver socket over, extractor fan, radiator, towel rail and non slip vinyl floor.

Grounds and Gardens
•We have a good sized enclosed garden (shrubs, lawn and fishpond) for residents which is available to sit in (garden seat available)
•The beach is a proximately 300 metres from the B&B

Additional Information
•Assistance dogs are welcomed
•Mobile phone reception is generally good
•We are able to use the front, back and side doors in the need of evacuation, we have smoke detectors in all bedrooms and other public and private areas. If evacuation is required we will give a verbal warning and assist in evacuation. Escape routes and fire information is on the back of all bedroom doors and a copy of our fire risk assessment is available on request.

If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.

•We are happy to take delivery of hired equipment (please let us know if ordered) a telephone number is provided below for mobility hirer
•We are a no smoking establishment (smoking is allowed in the garden which has level entry and bins are provided)
We do not take pets but will accommodate guide dogs
• Special medication/food can be put in our main fridge on request (not available 24hours) We also have mini fridges in each bedroom.
